Additional rules

To ensure you and future guests have a pleasant stay, and hopefully not receive any surprise fees at the end of your stay, we want to be transparent about the rules for this property. Before you book our home, please make sure to read and comply with these important rules.

  • Any damage that occurs is your responsibility to pay.

  • The minimum age for renting our home is 25 years old.

  • The maximum number of guests in the house is 10. Excessive guests are not allowed. Any excessive number of guests will result in a $50 fee per guest per the number of nights of the reservation.

  • Absolutely no smoking or vaping inside the house or on the property at all. Violation of this rule will result in a $1,000 charge and a charge for replacement of any items that have smoke damage.

  • Sending or receiving mail or packages is not allowed.

  • Please park in the driveway only, not on the street

  • Tampering with security cameras, exterior lighting, smoke alarms, or carbon monoxide detectors is strictly prohibited.

  • No partying of any kind is allowed inside or on the property. If a party or an event is thrown there will be a $1,000 charge and immediate termination of your reservation.

  • There is a noise level ordinance so please respect the community and keep noise levels to a minimum after 10 PM and before 7 AM. Violation of this rule will result in the police being called, termination of your reservation, and the security deposit retained. Let's respect the peace of the community, thank you.

  • Absolutely no fires in the fireplace or any open flames on the property. Violation of this rule will result in a $500 charge

  • No glass in or around the “spool”. If glass is found in the “spool” there is a fee of $500 for draining, removing, and refilling.

Pet rules

We are dog-friendly, and we welcome up to two well-behaved and house-trained dogs. However, pet owners are responsible and liable for any and all damage caused by their pets. Please follow these rules to ensure a comfortable stay:

  • Dogs are not allowed on the furniture or beds.

  • Unattended dogs must be crated for no longer than 4 hours. The host (or others acting on the host’s behalf) may enter the property if they suspect the dog is harming the property.

  • Prolonged barking is not allowed.

  • All pet waste must be immediately picked up and disposed of. If dog waste is not removed this will result in a $350 fee.

  • No other pets other than two dogs are allowed. Additional pets beyond two dogs at the property will incur a $300 fee per pet per night.

  • No dogs in the “spool”.

  • Any dogs present on the property must be included on the reservation and pay the pet fee.

Other

  • Late checkout past 10 AM without our consent: $350 fee per hour, with an additional charge for any impact to the following reservations

  • Additional cleaning if the home is left excessively dirty: $400 fee

  • No crypto mining or any other excessive use of utilities during the stay.

  • The cancellation policy is available for you prior to confirming the reservation. Once the reservation has been confirmed, it is assumed you acknowledge the cancellation policy. We recommend you to purchase travel insurance to cover any losses due to cancellations.

  • We have normally scheduled maintenance people who do not enter the inside of the house but access the property to maintain the pool, pest control, etc. If you deny them access you will be billed the cancellation fee that they charge. If for some reason they need to enter the house to do any maintenance we will inform you.

  • You must agree and adhere to all the rules and regulations set forth by the HOA in the CC&Rs. The CC&Rs can be viewed by using this link https://hubs.ly/Q01S9H7N0 or on file with the city of Tucson, Arizona.
